The Property Manager's Appliance Troubleshooting Checklist: Old Whirlpool Refrigerators, Top Load Washers, Electric Stove Burners, and CO Detector Beeps

Use this checklist when you manage apartments, condos, or light commercial kitchens, or when you make repair decisions for appliances that are not your full-time job. It has seven steps. If you don't have time to read all of them, spend extra time on step 5—the carbon monoxide answer can keep a tenant safe, and it's the one I got wrong the longest.

I coordinate appliance service for a property management company. In the last 12 years I've placed about 400 service orders across 22 buildings. I've also made a nearly embarrassing number of mistakes—or rather, I've documented them so the next person doesn't repeat them. My current count is 31 significant errors, roughly $5,600 in wasted parts and labor, before I put together the checklist below.

Step 1: Find the exact model number before you buy anything

This is the step that saves the most money. On old Whirlpool refrigerator models, for example, the model plate is usually on the upper-left interior wall of the fresh-food compartment. On some very old Whirlpool refrigerator models, it's on the rear panel, but if the unit is built into a wall, you don't need to pull it out to read the label—take a photo through the vents if you have to.

What matters is the entire model and serial number. I once ordered a compressor relay for a 1998 Whirlpool refrigerator and missed a suffix letter. The part didn't fit. The vendor charged a $40 restocking fee. That's how I learned to type the numbers directly from a photo, not from memory.

On old Whirlpool refrigerator models, the serial number can also indicate the production date. I don't have the letter chart memorized—don't hold me to the exact code—but Whirlpool's support page has a lookup, and you can also decode it on most parts sites. Use both model and serial when you search, because the same model number was often produced with different components across years.

Step 2: Diagnose a Whirlpool top load washer before replacing parts

The single biggest troubleshooting mistake in our portfolio ended with an unnecessary $290 drive motor. The unit was a Whirlpool top load washer. It filled with water, the tub moved slightly, then stopped. The error code was F5 E2. A parts website said 'lid lock error.' My tech at the time didn't trust the code and replaced the motor anyway. The motor wasn't the problem.

Most Whirlpool top load washer troubleshooting should start with the lid lock and lid switch. If the washer won't spin or only spins sometimes, check the lid lock assembly first. It's a common failure point and much cheaper than a motor. The part price is usually in the $45–$90 range based on online parts listings from January 2025—verify current pricing. Before ordering, also clean the lid strike area. We found lint and debris causing an intermittent open condition on a 2016 model; cleaning it fixed the problem for free.

If you see F5 E2 on a Whirlpool top load washer, it's specifically a lid lock engagement issue in most models. That is not the same as a motor failure. Run the diagnostic test in the service manual before you buy parts. I know it feels like a delay, but it's a lot shorter than a reorder.

Step 3: Clean electric stove burners before you replace them

The phrase 'cleaning electric stove burners' sounds like advice for a consumer, not a maintenance team. I skipped it for a year, and it cost us a replacement burner that wasn't broken.

If a coil burner is slow to heat or has hot spots, turn the power off, let it cool for at least 30 minutes, then remove the element. Wipe the coil with a clean dry cloth. Don't submerge the coil or the terminals in water. The drip pan can be washed in a sink, but it should be completely dry before you put the burner back. A carbon-covered coil or a corroded drip pan can change the heat transfer and make the burner cycle on and off.

For a glass or induction cooktop, cleaning electric stove burners means something different: use a cooktop cleaner and a razor scraper for baked-on residue. But if you're dealing with a standard coil stove, a $25 burner element is often not needed. Cleaning the terminals and reseating the element firmly is the first fix.

Step 4: Verify power requirements before buying a double convection oven with induction cooktop

We got this wrong on a four-unit renovation. We specified a double convection oven with induction cooktop because the end user wanted faster cooking and even baking. The spec sheet said it needed two separate circuits. The existing range circuit had one breaker. The install crew got there and couldn't connect the unit. The electrical rework cost $1,150.

I now check the install sheet and the breaker panel before the purchase order goes out. If a property was built before 2000, don't assume the old range receptacle has the right wire size. A double convection oven with induction cooktop can easily pull more than a standard range. This is one of those places where the conventional wisdom is 'it's just swapping a stove.' In practice, it's not.

This is also where the lowest quote can get expensive. A $30 rough-in inspection by an electrician is cheap compared to a $300 callback and a week of schedule delay.

Step 5: Know what a carbon monoxide detector beep means

'Is it normal for carbon monoxide detector to beep' is a question we get from at least one tenant every month. The answer is: it depends on the pattern.

A carbon monoxide detector in alarm mode usually beeps four times, then pauses, then repeats. That is not normal. Leave the building and call emergency services. A short chirp every 30–60 seconds with no repeating pattern is usually a low battery or end-of-life signal. That is normal in the sense that the detector is telling you, 'I need attention.'

According to UL 2034 and guidance from NFPA, CO alarms have a limited service life, typically 5–7 years. The replacement date is printed on the back of most units. If the detector is older than that, the chirp is the detector telling you to replace it. We once found a detector that had been unplugged by a tenant because the chirp was waking them up at night. The unit was 11 years old. It was not doing anything helpful.

If a new battery doesn't stop the chirp, replace the detector. Do not remove the battery and leave it unplugged. That turns a maintenance issue into a liability issue.

Step 6: Compare total cost, not just the repair price

I used to make every repair decision based on the quote vs. the replacement cost. Then I made a decision that still bothers me. On a 12-year-old refrigerator from another brand, the compressor repair was $650 and the replacement was $1,150. I went back and forth for two days. The lower number was tempting, but the compressor was a known weak point. I chose the repair. The same failure happened eight months later, and the tenant lost a freezer full of food. Total cost was the $650 repair plus a $1,150 replacement plus a food-loss claim. I should have replaced it the first time.

My rule now: total cost = part price + labor + likelihood of repeat + downtime + ripple effects. This is not an argument for always choosing the expensive option. Sometimes a $35 condenser fan on an old refrigerator is a great repair. But if the repair is a sealed system job, the equation looks different.

For old Whirlpool refrigerator models specifically, don't assume 'old' means 'replace.' If the issue is a simple condenser fan motor or a defrost timer, the part is often cheap and the repair makes sense. If the issue is a sealed system leak or a dead compressor, the repair cost gets close to the price of a new unit, and the age shifts the equation toward replacement. The value of the equipment depends on the diagnosis, not just the serial number.

Step 7: Write down what you did

The final step is the one we most often skipped. We had four identical Whirlpool top load washers in one building. The first one threw F5 E2 and we replaced the lid lock. Nobody logged it. Three months later, the second washer threw the same code, and the new tech ordered a drive motor based on a parts site's suggestion. That cost $290 and two trips. The log would have saved all of it.

I should add that the log doesn't need to be fancy. We use a spreadsheet. Columns: date, building, unit, appliance brand, model, serial, error code, what we found, what we replaced, cost. It took me ten years to understand that documentation is not paperwork—it's the cheapest repair tool we have.

Three mistakes I still watch for

First, mistaking an old model for an impossible-to-repair model. On old Whirlpool refrigerator models, parts are available longer than you'd expect. Check the parts diagram before you condemn the unit.

Second, treating every carbon monoxide detector beep as an emergency, or ignoring it entirely. Both reactions are wrong. Learn the pattern, and document it for tenants.

Third, trusting a circuit that 'looks fine.' Before installing a double convection oven with induction cooktop, ask for the electrical load calculation. If the electrician says no issue, ask them to write down the circuit ampacity and wire gauge.

This checklist doesn't make you an appliance repair technician. It makes you a better buyer of repairs. The order matters: identify, diagnose, clean, verify, understand, calculate, document. That order has cut our repeat service calls roughly in half over the last 18 months, and the only cost of building it was the mistakes that forced me to make it.
